The property's exciting resort amenities include a pool with optional heating and 2 covered patios with dining furniture, a TV and a gas grill. The pool heat is $95.00 per night to heat the pool to 80º F. Gather round the gas fire pit when evenings are cool. Our lake views are extraordinary! Catch and release fishing and boats are permitted on the community lakes. The lakes are most popular for fishing Common carp, Largemouth bass, and Channel catfish. The home has 2 kayaks and gear for paddling the lake. The neighborhood is popular, well maintained and family friendly. 2 adult and 2 children's bikes are available for touring the community and beyond. The floor plan is open and features large windows to maximize natural light. The great room includes sitting and dining areas and a completely stocked kitchen with counter seating. The new fireplace in the sitting area is electric. Both Keurig and drip coffee makers are ready to brew your gourmet roast. Highchairs and Pack 'N Plays are available to rent. Wifi is complimentary. The game room has pool and shuffleboard tables plus a TV. The game room's wet bar with wine fridge is perfect for mixing drinks and serving cocktails. ~ DRIFT TO SLEEP ~ The primary suite has a king bed, TV, en suite bathroom and doors to the backyard paradise. The beautiful en suite bathroom features a large walk in shower, dual vanity sinks and a closet. Bedroom 2 has 2 queen beds; Bedroom 3 has 2 twin beds; Bedroom 4 has a king bed. These bedrooms all have TVs and ceiling fans. Bedrooms 2, 3 and 4 share Bathroom 2 with a walk in shower. A well stocked laundry room that includes detergent completes our appealing package. There are 2 garage spaces and parking for 2 vehicles on the driveway. ~ DAZZLING SCENERY ~ You will not want to miss the safe and friendly town of Gilbert. Southeast of Phoenix, Gilbert is home to the Riparian Preserve with miles of hiking and equestrian trails and opportunities for wildlife and bird watching (approximately 250 species of birds have been sighted). Other nearby treasures include Veterans Oasis Park, Saguaro National Park, Tonto National Forest and the Superstition Mountains. Gilbert and the surrounding area also offer many choices in golf courses, restaurants and unique shopping opportunities. Hop on the freeway and it's a short drive to the Heard Museum in Phoenix, the Cubs spring training grounds at Sloan Park, Old Town Scottsdale, Frank Lloyd Wright designs, Usery regional Park and much more. TPT Tax License 21576644 ~ RESERVATION NOTES ~ The minimum age to rent is 28 years. We rent to families; exceptions to this must be approved prior to confirmation of reservation. The names of all guests staying overnight at the property must be included on the Rental Agreement's guest list. The number of people must be appropriate for the number of beds. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements. Written approval is required to exceed the standard occupancy of 10 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of ten (10). Daytime visitors to home may not exceed four (4) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals. Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only. To ensure neighborhood noise levels are respected, the home has NoiseAware, an excessive noise alert system that measures noise levels. It does NOT record sounds or conversations. For guest security, on the outside of the home is a security camera that faces the street and driveway. All AZ Vacation Home Rental properties have working smoke and carbon monoxide detectors. All TVs are smart for streaming your apps and not cable or satellite serviced. NO pets (including visiting pets) are allowed inside or outside the home. The owners and some guests have severe allergies and the home must remain pet free. Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits. AZ Vacation Home Rentals reserves the right to require a refundable security deposit. The pool heat is $95.00 per night to heat the pool to 80º F. There is a 4 night minimum. Guests who are paying the monthly reservation rate will be charged a daily electricity fee for any days that fall in the months of May through September.
