Welcome to THE VILLA, our 6 bedroom, 4.5 bath, Fountain Hills home that sleeps 20. This home is one story and features two primary suites. There is a private pool with optional heat for an additional fee. The pool heating fee is $95.00 per night to heat the pool to 80º F with a 4 night minimum. An outdoor corn hole game is just one of the many activities guests of all ages will enjoy. The great room has a cozy sitting area for watching the TV, a kitchen with bar seating and a dining area with table seating for 8. The kitchen is completely stocked for home cooked meals. Both Keurig and drip coffee makers are supplied at the charming coffee bar. The fireplace is for decoration only. Highchairs are available to rent. There is an entertainment room with a pool table. Large windows and doors run along the back of the home providing exciting views of and access to the backyard paradise. Natural light filters through the windows and enhances the indoor ambiance. The bedroom floor plan is split. There are two generous suites. Yes, two! The primary suite features a king bed, TV and en suite bathroom with a soaking tub and dual vanity sinks. A hair dryer is supplied. Bedroom 2 has a king bed. Bedroom 3 is a family suite with a king bed, 2 queen beds and an en suite bath. Bedrooms 4 and 5 have queen beds. The garage has been converted to a casita with 2 sets of bunk beds that sleep 6, a mini-kitchen, TV, ping pong table and video games. Pack 'N Plays are available to rent if needed. Laundry facilities include appliances and starter detergent. There are 5 driveway spaces for your vehicles. Fountain Hills is known for its iconic fountain, exciting hiking/biking trails, beautiful scenery and family friendly parks. The Fountain Hills Splash Pad provides hours of wet and wild fun for guests of all ages. History buffs will enjoy the River of Time and Exploration Center situated within the Fountain Hills community. Recently, Fountain Hills was named a Top 20 Stargazing Destination in the USA. Bring your star guides and binoculars to partake in outstanding stargazing. Fountain Hills borders Scottsdale, a city with combined southwestern and contemporary charm. Shopping choices include quaint and famous Old Town Scottsdale and Fashion Square with 240+ specialty stores and restaurants. A variety of golf courses and trails for hiking or biking are a short commute. The modern highway transports you to Phoenix, Mesa, Gilbert and Tempe in a matter of minutes. Payson, known as the "heart" of Arizona, and the Mogollon Rim are a one hour drive and well worth your time if you are looking for majestic scenery and four season recreational activities. Ask about our early check-in and late checkout which may be options. ~RESERVATION NOTES ~ The minimum age to rent is 28 years. We rent to families; exceptions to this must be approved prior to confirmation of reservation. The names of all guests staying overnight at the property must be included on the Rental Agreement's guest list. The number of people must be appropriate for the number of beds. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements. Written approval is required to exceed the standard occupancy of 20 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of twenty (20). Daytime visitors to home may not exceed six (6) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals. Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only. To ensure neighborhood noise levels are respected, the home has NoiseAware, an excessive noise alert system that measures noise levels. It does NOT record sounds or conversations. For guest security, on the outside of the home is a security camera that faces the street and driveway. All AZ Vacation Home Rental properties have working smoke and carbon monoxide detectors. NO pets (including visiting pets) are allowed inside or outside the home. The owners and some guests have severe allergies and the home must remain pet free. Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits. AZ Vacation Home Rentals reserves the right to require a refundable security deposit. All TVs are for streaming and not satellite or cable serviced. The pool heating fee is $95.00 per night to heat the pool to 80º F. There is a 4 night minimum. Guests who are paying the monthly reservation rate will be charged a daily electricity fee for any days that fall in the months of May through September. This home does not rent for more than 31 nights under any circumstances. Please contact us for more information. FOUNTAIN HILLS CODE “The Owner of this property will provide you with pertinent safety information, explain your responsibilities under the Fountain Hills Town Code, and expect you to certify your compliance therewith. You must not use this property for any nonresidential or other prohibited activity or use, as defined in Fountain Hills Town Code Section 8-6-5. Any renter who causes, permits, facilitates, aides, or abets such prohibited use of this property shall be subject to a civil infraction carrying a mandatory penalty of a minimum of $500.00, in addition to any other penalties which the Town may impose. The use of this Short-Term Rental to house sex offenders is prohibited by State Law and by the Fountain Town Code. The Owner of this Short-Term Rental is required to perform a background check on you and your guests prior to your stay.”
